Cooperative Rental Act (2002:93)

What does it mean?

Kooperativ hyresrätt is a housing form that combines features of both rental apartments and cooperatives. You pay a deposit (often significantly lower than for a bostadsrätt) and in return get lower monthly rent. Unlike a bostadsrätt, however, you don't own a share in the association — your deposit only gives you the right to rent the home.

This housing form is regulated by the Cooperative Rental Act (2002:93). If you move, you get your deposit back, but it doesn't follow market prices like a bostadsrätt — it's nominal. Cooperative rentals are relatively uncommon in Sweden but exist primarily in new construction and through organizations like SKB (Stockholm's Cooperative Housing Association). Tenant protection is similar to that of regular rental apartments.
